What I mean by properly.
You've found the property.
You like it. You know the price.
The monthly sounds easy.
But nobody has shown you what it turns into once the bank loan starts.
You're not sure the person helping you is licensed. Or who they're really working for.
And you're about to commit years of payments to a building that doesn't exist yet.
It feels like walking blind. Without the full numbers, you are.
It isn't your fault. Preselling is sold on the smallest number first.
Say it's a studio in Mactan. The downpayment is ₱10,500 a month for 60 months. That's the number you hear.
Then the other 90% falls due: ₱5.9 million. Unless you pay it in cash, it becomes a bank loan. A new monthly, bigger than the first. Five years after you started paying. And an approval nobody can promise you.
You've heard the usual advice: do your own research, and choose a monthly you can manage. Both are worth doing. But neither tells you whether the property fits your needs and the life you're planning. That's the part that matters most.
What you should know in week one shouldn't take five years to find out.
This is where I come in. I'm the broker for buyers who already know what they want and need it done properly. Here is what that looks like from my side of the table.
Every conversation starts with the same question: what matters most to you? Is it the budget? Is it living close to the city, near where your days actually happen? Or is it time: do you need a place soon, or can you wait while one is built?
All three will matter. Only one can come first, and that's the one I build around. I'll test your answer gently, because what people say and what they protect aren't always the same. And if what you need is a home soon, I'll say so plainly: a building that's still years from finished can't give you that. The right price on the wrong property is still the wrong property.
Before a project reaches this site, I've checked its license to sell. My broker's license number is on every page.
Before you visit, I've checked whether a bank is likely to lend to you. I'd rather you hear “not this one” from me than from a bank in year five.
Before you pay anything, you see the whole cost, bank loan included, and every assumption behind it.
After you reserve, I help you complete the requirements and get them to the developer, so your unit is secured.
Then come the five years, and I stay for all five. Whatever comes up between the reservation and turnover, you won't be working it out alone.
And on the day you get your keys? I'll be there for that too.
I'm not here to talk you into anything. You've already chosen. My job is to make sure it's real, costed, and still answered in year four.
You'll still ask yourself kaya ra ba? Can I manage this? The difference is that you'll be answering with all five years in front of you, not just the first one.
