The Wave Towers is a partnership between Cebu Landmasters and NTT UD Asia Pte Ltd. of Japan, developed through their joint-venture company, CLI NUD Ventures, Inc.
Tower 1 — the Nagomi Tower — is rising now on India Street: 40 stories, 709 residences above a retail podium, with Japanese-inspired amenities across two dedicated floors. Tower 2 is planned but has not broken ground.

The Wave Towers sits on India Street, inside Cebu IT Park rather than beside it. Ayala Central Bloc is 220 m from the door, Cebu Country Club 1.1 km, and Ayala Center Cebu 2.7 km.

Cebu Landmasters has developed in Cebu since 2003 and is the local half of this joint venture. NTT UD Asia Pte Ltd. is the Japanese half; outside Japan its projects include 36 Wellington Street in Australia, One King William Street in London, Two Oliver Street in Boston, and 1015 18th Street in Washington, D.C. — four addresses across three countries.
The name on the License to Sell is neither parent but the joint venture itself, CLI NUD Ventures, Inc. That is the entity a contract would name, and DHSUD LTS No. 0002199 is the record to check it against before you reserve.
The published specifications are specific enough to hold the developer to at turnover: Low-E glass, window heights of 2.35 m to the 35th floor and 2.65 m above it, Toto bathroom fixtures, 1.50–1.80 m hallways, and 100% back-up power to the units. Keep that list and check it against what is delivered.
Cebu Landmasters was founded in Cebu in 2003 and builds here as its home market, not as an expansion into it. Two of its projects are in front of me now: this tower in IT Park, and Costa Mira Beachtown on Mactan.
What buyers usually ask before they reserve.
A reservation fee holds a unit while your paperwork is prepared — ₱50,000 for a Studio, rising to ₱210,000 for the 3-Bedroom shown here, scaling with unit type.
No. The figures here use the “2% DP Phugyaw Promo” term — 2% down over 3 months, 10% over 57 months, 88% at turnover. Two others exist alongside it: Spot Cash (roughly 8% off for payment in full within 30 days) and a 2.5% Spot DP term. Message me for every option on your specific unit.
The 88% balance at turnover is normally bank-financed, subject to your own qualification. No bank partner or rate is set yet, so the monthly amortization isn’t fixed. I can walk you through what banks ask for once you have a unit in mind.
2030, the date carried on the project’s DHSUD License to Sell (No. 0002199). That gives you about four years to complete the 12% equity in monthly payments before the 88% balance falls due at turnover.
Transfer and Registration charges are already inside the total contract price shown. Anything beyond that isn’t itemised on the computation sheets I have — message me for the full sheet on your unit before you commit.

No. Only Tower 1, the Nagomi Tower, is under construction. Tower 2 is drawn on the plan as future development, has not broken ground, and has no published start date. If it proceeds, some of that work would happen while Tower 1 is occupied — better factored in now than met as a surprise.
Four passenger elevators serve the 709 residential units, plus one dedicated retail elevator — about 177 units per residential lift. That ratio is what governs waiting times at the morning and evening peaks.
